Supervises the Building Repair Shop which includes the staff that perform carpentry and paint shop tasks. Exercises overall responsibility for planning, scheduling, implementing, and reporting on the daily and special duties of the Building Repair Shop. Responsible for the supervision of full-time employees, as well as subcontractors hired to perform services for Dartmouth. The Building Repair Shop is responsible for the performance or management of building repairs and maintenance including carpentry related tasks such as ceiling, wall, roof, floor work, building shelves, furniture, interior/exterior painting, signage and other similar tasks.

An integral member of the Facilities Operations team, this individual works closely with and supports facilities managers in the Real Estate Office ( REO ), Dartmouth College Athletic Department ( DCAD ), professional schools, Residential Operations, and other College organizations. The quality of service provided by the Building Repair Shop has an important impact on the entire Dartmouth community. Environmentally clean and attractive conditions contribute to our recruiting efforts and retention of students, faculty and administrators.

Dartmouth's facilities include over 5 million square feet of space in 165 buildings and 200+ acres of grounds including walks, drives, lawns, turf, athletic fields, trees, shrubs and perennials. These facilities serve over 5,900 students and 4,000 faculty and staff in a variety of academic, research, administrative, athletic, and residential spaces
Skills & Knowledge
• Comprehensive knowledge of the skilled and semi-skilled trades associated with the Building Repair and Paint Shop including rough and finish carpentry, masonry, roofing, surface preparation, painting and coating, application methods and techniques, associated equipment operation and maintenance, ladder and staging use, and related tasks.
• Comprehensive knowledge and skill in estimating, scheduling, managing multi-trade work and project budget preparation.
• Skill in reading and interpreting construction drawings and specification documentation required.
• Working knowledge of all applicable safety codes and regulations, buildings codes relating to work performed by the shops, and relevant College policies and practices.
• Ability to communicate effectively with direct reports, college personnel and sub-contractors required. Must be able to give and follow verbal and written assignments as necessary and to appropriately delegate tasks.
• Must possess strong customer service skills and proven leadership ability.
• Willingness to work overtime when required.
• Computer literacy and familiarity with standard business related software required.
• Strong commitment to a diverse working environment and to serving the needs of a large and diverse community.
Minimum Experience
• 10 years of varied, progressive experience related to building repair and painting maintenance and project work.
• Five years' supervisory experience.
Minimum Education
• High School graduate or equivalent.
• Bachelor's or Associates Degree in building construction, architecture, project management or related field preferred or the equivalent skills and experience.

Key Accountabilities

Key Accountabilities
General Management

• In a highly complex environment, fosters an atmosphere of collaboration with and among College constituencies including customers and other facilities offices. Ensures open communication and dialogue on all aspects of work product and process.
• Works with Campus Services leaders to implement service standards across all areas of responsibility.
• Implements and monitors the quality control process designed to support accountability and the achievement of service standards.
• Expected to respond to emergencies during off hours, weekends and holidays.
• Ensures compliance with applicable federal, state, and municipal regulations as they relate to areas under supervisor's responsibility.
• Actively applies sustainability and energy efficiency principles in everyday work. Collaborates with Procurement and the Sustainability Manager to develop standards on the use of green products and practices.
• Works special projects which are directly related to building repair services as directed.

Building Repair Services

• Maintains a current working knowledge of all trades under his or her purview, establishes safety, quality control and productivity standards applicable to each trade, ensures that these standards reflect best industry practices and are applied in the performance of work.
• Plans, prioritizes, and assigns all work for the Building Repair Shop
• Receives and reviews work orders, manages inspection and assessment of work to be performed and assigns appropriate resources based on a comprehensive assessment of all conditions and requirements.
• Formulates and implements new policies and procedures, as necessary, to ensure that safety, quality control and productivity standards are met for all work performed.
• Provides staff training and holds shop meetings to maintain appropriate and productive communication with staff.
• Develops scope and specifications for routine work, special projects or for services not provided by the College. Solicits quotes and manages contractors/suppliers including approval of payments.
• Inspects and evaluates work in progress and completed work for compliance with safety, quality, and productivity standards performed both by internal and external contractors.
• Approves and monitors resource use (personnel, tools, equipment, vehicles and supplies) and ensures that adequate resources are available to perform work in a safe and productive manner.
• Monitors and evaluates material and products used by shops in order to ensure that appropriate standards are set and maintained related to performance and cost effectiveness.

Staff Management

• Provides managerial oversight of approximately 25 staff members, including all of the union and temporary, personnel under the position's direct supervision.
• Responsible for implementing management functions including hiring, accountability, evaluations, labor relations, individual and group behavior, diversity and sensitivity, team building, and performance rewards.
• Responsible for establishing work and staff schedules that consider all attendance factors such as vacation, personal and short term disability leave.
• Provides staff training in new procedures and about new policies to ensure that safety, quality control and productivity standards are met for all work performed.
• Holds shop meetings as required to maintain appropriate and productive communication with staff.
• Reviews, approves, and submits staff time-cards. Provides or requests, as needed, documentation related to leave time, injuries, reimbursements and similar.
• Collaborates with the FO&M senior leadership to ensure parallel personnel administration policies and objectives among staff.
• Supervises and serves as a role-model, advocate, and mentor to direct reports and staff. Creates and sustains an environment that fosters teamwork, excellence, respect, accountability and diversity.

Fiscal Management

• Works with Campus Services financial services staff to ensure appropriate fiscal, procurement, and resource administration within areas of responsibility.
• Prepares cost estimates and schedules routine work as well as special projects and provides assistance in the preparation of annual budgets.
• Uses multiple internal and external systems including soliciting bids to requisition and obtain materials and products in a manner that achieves best value for the College.
• Assists in the preparation of specific and annual budgets, overseeing the shop's equipment and supply inventory.
