The Business Services Division (BSD) supports the individual and collective needs of the Penn community by promoting a hospitable, customer-friendly campus environment through the provision of mission-critical services and essential operations. BSD's mission is to provide high-quality service in a fiscally responsible manner. The Division is currently focused on three major initiatives: Revenue growth/retention through improved marketing efforts, extended services, and development of new distribution channels; driving productivity for the Division and its customers through the better use of technology, and enhancing service offerings through upgrades and expansions of facilities. http://cms.business-services.upenn.edu/

Duties:

The Director, Business Services for Residential Services will lead all strategic facets of the University's student housing administration, management and services in support of the University academic mission. It is the Director's responsibility to create the mission and vision that will ensure the success of Penn's academically based College House program. The director leads management of residential facilities and administrative processes in support of approximately 6,700 students and guests who reside in university-owned residences. This position oversees the various operations of the department, including occupancy management; customer service; graduate housing; off-campus services; building administration & facilities renewal; and capital planning & implementation. This position is responsible for the development and implementation of university and departmental policies and procedures, as well as the planning and development of programs and activities that best meet the needs of a changing population while utilizing the Penn's on-campus housing resources efficiently and effectively. The director will also be responsible for providing leadership and direction in the management of the department's $60 million annual operating budget as well as the management, direction and development of 28 full-time staff and roughly 200 student employees.

The residential operation is 7 days per week, 24 hours per day, including all University recognized holidays. As a member of this dynamic organization, the director is expected to work as needed outside of regular office hours including evenings/weekends & during peak activity periods (eg. move-in/out) or when normal campus operations are suspended (eg. inclement weather). As a member of the senior leadership team, this position reports to the Executive Director, Business Services.

Qualifications:

A Master's Degree or more is required and 7 years to 10 years of experience or equivalent combination of education and experience. Experience with progressive responsibilities in college and university housing management and administration is required. Knowledge of and demonstrated organizational, managerial, budgetary, people and financial management skills.

The successful candidate will be a creative and collaborative senior leader with a strength in strategy and planning, including demonstrated experience in the use of technology to deliver/receive/enhance services; familiarity with student housing management systems, StarRez or similar a plus; Ability to interpret, analyze and evaluate complex maintenance, budget planning and property management issues; excellent verbal and written communication skills, and experience supervising & developing a diverse group of professional and student employees is critical; Ability & willingness to work outside of regular office hours to support the residential operation is required. The successful applicant will be an effective collaborator and work well both as a member of a team and independently. Must be capable of working collegially with a diverse group of students, faculty, staff, and visitors on a daily basis.
